Market Snapshot: NorthWest Valley

It’s amazing to think that just a few short months ago, there were a plethora of properties listed for sale! Now, land for sale in the NorthWest Valley has dried up, and whereas before there were parcels of land for sale that offered acreage sizes of all kinds, now it appears one must be content with 1′s and 2′s.

As of today, from land for sale in Peoria, Arizona to the far reach of Morristown, Arizona…there are a total of 50 parcels of land for sale (listed). That’s it. So while title companies desks’, valleywide are buckling under escrow, those who are trying to get their bids in are having a hard time keeping up. Imagine trying to jump onto an already spinning merry-go-round, with all the spots filled. You still want to play, but getting on-board could be painful!

The crazy part is the deals can still be found with just a little bit of research, but you have to be ready to act. There’s no room for him-hawing about.  For example, one listing in Peoria, with water and power on the lot is listed for $425,000 (keep in mind, this part of Peoria, Arizona is considered….”the spot”….as in, minutes from Arrowhead Mall, and seconds from the Loop 101-N.), whereas 40 minutes away down the US60 in Surprise, the same amount of money buys you….an orchard! No seriously, fruit trees. It’s a true testament to the wavey, and unpredictable real estate market that is currently trending up!
